He is affectionately known as The Real Estate Accountant, dedicated to helping real estate agents keep more of what they earn. Regina Hubbard is a native Memphian and a graduate of Case Western Reserve University, Cleveland Ohio. After taking an early retirement from a major corporation, she followed her husband, Lester Hubbard, into real estate. Her professional designations/certifications include: AHWD, At Home with Diversity; E-Pro; ASP, Accredited Staging Professional; GRI, Graduate REALTOR Institute; RENE, Real Estate Negotiation Expert; C2EX, Commitment to Excellence. She earned the Master GRI and CIPS, Certified Internation Property Specialist. And in 2002, she was chosen as Tennessee’s GRI Student of the Year. Regina was Principal Broker for Lester Hubbard Realtors for 13 years She has 30 years in real estate industry. Regina is currently affiliated with Fast Track Realty as a Broker/Trainer.
Regina has been involved with the Women’s Council of REALTORS (WCR) for several years. In 2011 she was elected the first African American President of the Memphis Chapter. She has earned the WCR “Excellence in Service Award “many times.
In 2005 she was the National Association of Real Estate Brokers (NAREB), Realtist of the Year and the recipient of the “A. W. Willis Award”.
As a top producer, she has earned Life Membership in the Memphis Area Association of REALTORS (MAAR) and NAREB’S Multi-Million Dollar Clubs.
Regina is an active member of the Memphis Area Association of REALTORS (MAAR). In 2005 she was elected Secretary/Treasurer of MAAR’s Board of Directors. In 2009 she was honored with MAAR’s most
prestigious recognition, “REALTOR of the Year”. And in 2013, she was the first African American female elected President of Memphis Area Association of REALTORS. Regina has served as a NAR Director and Tennessee REALTORS Director. She has also served in Tennessee REALTORS leadership as Division 1 Vice President, Treasurer and First Vice President. And Regina served as 2024 President of Tennessee REALTORS. She is also currently serving on several NAR committees and in 2022, she was selected as NAR’s Commitment to Excellence (C2EX) Ambassador of the year. The first to achieve this honor.
She is a graduate of Leadership Memphis 2009 and Leadership TAR in 2012. She is a recipient of “Diversity, Equity and Inclusion” certification from the University of South Florida.
Regina was honored by the Tri-State Defender newspaper as a “Woman in Excellence” in 2012. And in 2014 she was appointed to the board of Directors of Memphis Mortgage Bankers Association. In 2016, she was appointed by the Governor to the board of directors for Tennessee Housing Development Authority (THDA). Regina currently serves on the Board of Directors for Convergence Memphis, an organization that works to improve homeownership in minority communities in Memphis. She was appointed to Governor Lee’s Supportive Housing coalition.
In 2016 she was approved as an instructor by the Tennessee Real Estate Commission and currently teaches Tennessee REALTORS and National Association REALTORS real estate classes. She is a life learner.
Regina works diligently with several organizations that promote fair housing.

- Describe some of the primary differences between the commercial customer and the residential customer.
- Explain the difference in the due diligence period with commercial real estate.
- Explain the importance of attorney involvement in the commercial transaction
- Describe the agency/representations exception stated in Chapter 475 when referring to the commercial transaction.
- Explain to a customer some of the basic terms they will hear during the process.
- Describe what a typical Commercial investor/customer expects from a real estate professional.
- Explain the importance of ascertaining the customer level of experience in commercial real estate transactions.
- List some common differences between the commercial and residential lease that the customer should be made aware of.
- Explain the terms GPI, Vacancy Factor, GOI to a customer.
- Calculate the net operating income of a potential commercial property using the above given factors.

Melanie McLane is a second-generation REALTOR® who is an appraiser, broker, and educator. A graduate of Kenyon College in Gambier, Ohio, she holds the following designations and certifications: ABR, CRB, CRS, EPRO, GREEN, GRI, RAA, RSPS, PSA, SRES, and SRS. She is also certified as a distance instructor (CDEI) and is an Appraiser Qualifications Board-approved USPAP (Uniform Standards of Professional Appraisal Practice) instructor. She has written numerous courses, both for her own use and as works for hire for other educational companies. Additionally, she served as a subject matter expert/author for the Pricing Strategy Advisor course for the National Association of REALTORS® (NAR), as well as for other NAR courses, including RSPS.
She has served as President of her local association, the West Branch Valley Association of REALTORS®, and as District Vice President for the Pennsylvania Association of REALTORS® for two terms. Furthermore, she has participated in various NAR committees, task forces, and forums. In 2008, she was inducted into the REBAC Hall of Fame as an instructor, and in 2012, she was named RSPS of the Year for her contributions to the RSPS course. She has also been honored by her local association with the REALTOR® of the Year award (twice, in 2004 and again in 2017), the “Spirit Award,” and the “Outstanding Achievement Award.” In 2018, the Pennsylvania Association of REALTORS® named her REALTOR® of the Year.
